Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

Thanks Kenneth. The Executive HDB flats are the 4 room flats? Do you know how much the people that typically live in them earn? I'm curious to get an idea of the wage multiple.

I don't know how you came to that conclusion from my post.

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

Thats in direct contradiction to the wikipedia entry where it says the "purchase" and they are "affordable for the masses". You might want to update the wikipedia entry. On the other hand I believe all of Canberra is on a 99 year lease so maybe it is one and the same thing.

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

I can tell you the average income person won't be buying the apartments on that singaporeexpats link. Need to apply some common sense here - it is IMPOSSIBLE to actually pay for something like that in 1 lifetime on those wages. I'm sure Kenneth can tell us - where does the average worker live...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

I know a lot less about Singapore than Kenneth but I can still confidently say this statistic is incorrect. Assume somebody has a working life of 45 years (20 to 65). Then at 25 times the average wage they would spend more than half of their working life paying off a house even if it was...

Then why is it so easy to find links about a shortage pre-boom (2006 for example) ? I don't know why people think this (you are the second). Even if you are correct and rents go up I will simply buy at that point and be ahead for waiting. No chance of being stuffed unless house prices AND...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

Actually it is probably about $850K to buy ... should clear that up. Very nice as far as Brisbane goes but not 'that' nice. It's fairly easy to get a place at that end of the market too I'll add - I think the rental shortage is more at the lower end. But this is the beautiful thing about my...

Likewise! Califronia is way bigger than Australia - the population and the economy so it certainly does make a country and is a fair comparison. Then there is Utah, Nevada, Florida (the list goes on). They are all a mess after the debt dried up. The bay area which covers around 7M...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

Some interesting links on the massive shortage in California from 2004 to 2006..... interesting how things change so suddenly. ( I could find heaps more of them too - only spent a few minutes to get these) http://www.ppic.org/content/pubs/rb/RB_304HJRB.pdf (2004)...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

I don't know if it is a problem but it's interesting that companies like Centro, or RAMS borrowed short term and invested long term and then wondered why they blew up? Isn't that textbook finance - try to match your assets with your liabilities? I guess that is the name of the game but as an...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

US Japan Comparisons http://seattlepi.nwsource.com/opinion/343991_japanonline19.html Will it affect Australia? We have a debt fueled property boom based on the belief that land prices only rise. It will probably catch up with us here as well. Debt markets are very global now and...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

But those that had to sell - they are still living in a house somewhere right? They aren't now living in tents. So they still occupy a house - they just rent it. So my conlusion is the realestate institutes and the media were full of it - possibly ours are too. But possibly those that had...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

USA Shortage See below for a few older articles I found. I suppose the oversupply could have all been built in 2006/2007 so maybe this doesn't prove anything. Interesting to read though. Very similar in style to the crap our industry bodies feed us. Sep 22, 2005...

Is the Sub-Prime Crisis in US going to affect IPs in Australia ?

Don't forget the USA had a shortage too in the middle of their boom - or so the realestate industry was saying at the time. It was sub-prime that triggered the fallout but the core of the reason was absolutely no fundamentals holding up house prices. Even house prices in areas where 0.1% of...
