yeah - add the term "scam" to the end of your google search and see what pops up then.

    IP @ Belconnen, Canberra

Owner occ or IP? Doesn't sound like a good investment to me. I'd search for a detached house in the surrounding burbs instead. You may need to beef up the purchase price a bit - but long term you'll get a better return from a house rather than a unit in Belco IMO. Cheers Jamie

    Does Brisbane still stack up?

Hi All, Looking to buy my first investment property. From Sydney, but have been priced out of the market there, hence looking at other parts of Australia - Brisbane strikes me as having the most potential for long term growth. Anyway....at this stage I've narrowed my search to 2 main...

    Broadmeadows/Deer Park/Glenroy/Cragieburn IP

The 4 mentioned are areas that I feel have the potential for CG in the long term however I welcome other suggestions. I am interested in a suburb that may be undervalued in the long term and in my price range, would also prefer a house on 500m+ over a unit/apartment/townhouse thanks for reply.

    Cannon Hill

I suspect that's because a fair amount of development is planned in the short term. Real estate is a medium -long term game.

    Escrow, installment, long term

Hi I have just come across a new type of sale entry in On The House which I have not seen before, but after doing a search it is not unique on the site. See below. Is this anything to be concerned about or just the way it has been listed in govt docs. I suspect the house was probably new...

    Is it time for Frankston?

Frankston was good value 1-2 years ago but I don't believe it's going to grow much further in the short term. I searched the entire suburb and only found a few that were reasonably priced. This one here is worth a look. http://www.realestate.com.au/property-house-vic-frankston-119056247 If I...

    Does Brisbane still stack up?

This is my thinking too. So to me, the real question is "Will capital city differentials remain roughy the same for the foreseeable future?", which I questioned in this thread: http://somersoft.com/forums/showthread.php?t=108888

    good property podcasts?

Hi Jamie, I haven't listened to This American Life, but Alex Blumberg, who worked on the podcast, has created another one called StartUp, which is fantastic. Have you listened to Serial? Apparently it's supposed to be pretty good. I use this site for finding new podcasts to listen to...

    The Reverse Somersoft Leading Indicator

Interesting idea. Unfortunately, the data I've seen doesn't provide anything which I would consider reliable in this manner. Given that up to 80% of the traffic on the forums is from non-registered guests (even ignoring search spiders!), I think the volume of random visitors will mask any...

    Infrastructure building in Melbourne

Hi Peter, Googling "Melbourne 2030" yeilds Melbourne 2030 - Planning for sustainable growth. In Direction 1 - A More Compact City, it lists activities centres around melbourne metro. I think I'd concentrate on the principle activity centres for the long term. It gives me a reason to look at...

Commercial Loan Terms (Interest Rates / Fixed Rates / LVR)

Had a bit of a search online and here, but there doesn't seem to be many details publicly available for commercial loans. For a purchase in the $400-600k range. Metro Area. Office. What's the maximum LVR that can be expected (earlier threads suggest aim for 80%, but expect 70-75%?)? Does...
