Is 2 weeks enough time to organise a bathroom reno and finance it ?

Hi My tenants gave me 2 weeks notice that they will be vacating on August 2nd. I'm thinking of doing a bathroom reno. It is a good opportunity to do it now as I have money in the bank and I can afford to have it vacant for a little while whilst the work is done. Its a 1 bed 41 sqm...

    New TV Show Seeking Flippers/Renovators

I'm working on a new tv show about the lives of people who flip/renovate properties for profit, a mix of those doing it regularly and newbies too. I'm seeking expressions of interest from people in Sydney and Melbourne who're interested in appearing, no commitment at this stage, so no pressure...

    One week reno

We recently purchased a 3 bedroom Villa. We just tidied it up for rental. Total reno cost was $3600 (we had the paint) but when we finished we decided to add top cupboards in the kitchen as the kitchen was quite small. When we eventually replace the kitchen it will be the same as the top...
  9. The Triplex rear courtyard reno finished! :-D

The Triplex rear courtyard reno finished! :-D

This white fence was broken and needed paint badly. The clothes line has been moved into the courtyard now. If you look through the fence, you can see the 1.8m high fencing that defines the rest of the rear yard - creating courtyards for the three units. It's built with steel and exterior...
  10. The Unit 1 reno finished! :-D

The Unit 1 reno finished! :-D

Cabinets and walls and trims repainted, new handles on the cabinet (to match the kitchen), updated light fittings, new carpets (on stairs and upstairs), and new lino. The room you can see off to the right is the fourth bedroom of this townhouse unit, or an office. It has its own landing and...

Bathroom from nightmares now less scary...

This was the worst unit. The bathroom needs to be entirely retiled, but I did a clean and cosmetic makeover until I can justify it. (It's renting well as-is so not stressed.) You'll see the old mirror was terrible at the edges, that mirror is still there... but a frame hides the flakey edges.

    Clothes line going in...

Okay so it's not a HUGE deal to put up a line really, but it was a key milestone in the reno for me. I had to finish this one of the three in order to knock down the old lines, before I could subsequently start on the courtyard fencing for the units.
  13. Unit 1 Kitchen - Before and After! :-)

Unit 1 Kitchen - Before and After! :-)

Of the three units in my triplex, this was the worst at the time I purchased it. It needed a lot of work, having had 3 years of drug dealers living in it prior to when I took it on. It was renting for $240 per week and now rents for $350. The kitchen needed: 1. A clean [ with a bomb...

    stove/dishwasher recommendations

Any recommendations brand wise for a 60cm stove (electric oven, gas top) and dishwasher for a new extension in an IP? The cheapies (Technika, Baumatic et al) seem to get some appalling reviews online. Not decided yet on built in vs freestanding but leaning towards freestanding to enable...

viability of reno for a Unit (as opposed to a house)???

Hi, Issue - I'm not sure whether to go for an IP purchase with a reno in mind in terms of whether it should be: a) Unit/Appartment - where I can stay within a 10km-15km ring of the City (which is what I prefer re location), or b) House - but would have to be further out from City (e.g...

How to submit offers on 3 properties but only buy 1???

Hi all, I've been submitting offers on individual properties for reno's over the last 6 months (one at a time) until the buyer wants more than my limit or I've been out bid by other buyers. Its frustrating to only deal with and make an offer on one property at a time when others are...

Western Red Cedar vs Exterior Paint

Hello Doing a cosmetic reno and considering painting the front of a queenslander. It has this cladding made from western red cedar. Has anyone painted of the top of western red cedar? Is it problematic.... Will it keep soaking in the paint and need 5-6 coats? Only the front of the house has...
