1 bedroom apartments

Speaking from experience, I have found that my 1 bedroom apartment has not had much growth in the past 3 years and it's in a popular coastal suburb.

Exactly the same thing happens in new housing estates where developers have worked their margins on an average and new house prices remain the same untill the estate is sold out. Try and sell a secondhand house in this situation and you are destined for a loss.

It's all in the timing and has little to do with land content.
 
I don't think land content plays a huge factor in the value of an apartment.. in fact with the increase in rates in Brisbane it is more of a hindrance.

For example the Parkland apartments (at Roma St) are on a massive block of land and their rates have been increased up to 7 fold. Does this mean each Parklands apartments is valued 7 times more than say an "Aurora" apartment which is on a tiny block in comparison? no way...
