1st home buyer after a PPOR in Perth

Hi all,

I'm after a bit of advice and a few thoughts on the following. I'm after a PPOR in Perth and here are a few stats to set the scene:

Income: $68k gross
Purchas price limit: $430k
Deposit: 10%+
FHOG: 7k from government and no stamp duty etc

My requirements are a villa/townhouse/house and at least 3x1. I basically want to live in this property for 12 months, then move interstate and rent this property out for a number of years. My question is, which areas/dwellings etc should I be looking at and am I on the right path?

I'd spread 430k across several ips in cheaper areas maybe 1 interstate where your planning to move to in 12months
