2 weeks into lease and need to replace aircon

I feel a little annoyed... 2 weeks into the lease and the tenants have reported the air con turns on by itself and the remote is not working... Got the PM to send out a tradie and he said the stop making parts for this model aircon back on 2007... It's going to cost $1600 minimum to replace the entire unit... I'm looking through the lease which the PM send through and it's only 1 page with my name and then tenants name.. No mention of air con... If this was a year into the lease I would quickly replace it... but only 2 weeks! Do I have much of a choice in the matter? I don't want to replace it because then it would make me look like an easy target and I'll expect they'll demand more repairs in future

No I don't think it makes you an easy target. Easy target is like...they already have an air con and they're now asking for regular ceiling fans (which happened to a friend of mine). That sounds a little much to ask if it's a new tenant. What they're asking seems reasonable to me.

the legalities are pretty simple here.

Also, step back and ask yourself, if you rented a place with aircon and it died 2 weeks later what would you want the landlord to do?
 
unless you can attribute the failure to tenant damage, you got to pay and fix it. They rented the place with the aircon working, now it doesnt work. As said, keep the tenant happy with the reasonable request.
Get extended warranty on the new unit aswell.
 
I had a situation where we bought a property with the tenants remaining in it. Two weeks later they told me the security system stopped working. The tradie said the wiring and the main motherboard was fried. Still not sure if it was poor timing or the tenants just wanted to see if they can get this old issue replaced for them with a new landlord. ended up being close to $1k...
 
We had a remote nt working and our aircon guy asked me to text him a photo of it. He has dozens lying around. Might be worth seing if you can get parts from someone before scrapping it.

You can also get universal remotes off eBay for ~$100.

Have gotten plenty of these over the years.
 
Make sure you get several quotes I have had to replace a few in several properties recently. One electrician told the pm they couldn't get parts anymore for that model. The next electrician found that rats had damaged the house wiring and the ac was fine! Saving me about $1600.
Geckos in Qld can get behind the switch board and damage it also, I have been told that mothballs behind the unit can keep them away. Make sure that in future leases that the tenant is responsible for cleaning the split system, sometimes that is all that is required.
 
Could be a good idea to get an a/c specialist out and quote as well just in case you can get away with a remote replacement. But then again if the unit is old then you may be wasting money on a replacement remote if you have to replace the entire unit shortly.

If you do have to get a new system, and assuming you have a capable property manager then they could maybe do the following to save you money.
1. The property manager gets a reliable a/c guy out to the property to disconnect the a/c unit.
2. You then buy the following unit

3. It then gets delivered to the property and they remove old system.
4. A/c guy installs new unit saving you $400.

Just a thought anyway..
