2014 Goal - Working Together

Hello Property Investors,

Wishing all to have a Merry Christmas and a happy new year.

I have been reading and searching somersoft for a specific topic and cant seem to find it.

That is, you may all already know that achieving something great requires combining of different people and experiences to achieve a common goal.

Here in somersoft,i read alot of thread of different people experiences but cannot find a thread that brings all the motivated group of people that have their specialized experiences to build something great.

Maybe i havent search hard enough here.


Anyway, just wanna to see who is here that has their own specialized experience to form a group to work together? hopefully someone here has the same vision as iam but lack the specialised skills and experiences in certain areas?

ideally, anything that relates to property development.

for example, if you are a plumber specialized in plumbing for new construction house?

or

electrician ? brick layer? gyprocker? drafter? architect ? property lawyer, accountant?

My specialise skill is "internet/software programmer" very good in search and find property deals on the internet. Did major renovations in many houses and made good money. Very good knowledge of council development control plans and granny flat requirements.

What's your specialised skill? are you willing to share your time and experience? please let me know?


For me and probably alot of people here have a similar goal, i one day would like to build a high rise building. this would be my ultimate goal.

GOALS for 2014

1. Buy, demolish and build duplexes

2. Buy, demolish and build 3 lots townhouse

3. Buy, demolish and build 6 lots townhouse

4. Buy, demolish and build high rise building up to 6 levels and above.

I am a lawyer specialising in trusts, structures and estate planning. Also know a bit about property. I am also a mortgage broker, chartered tax advisor and qualified in Financial Planning. I have invested in property for years and have done buy and hold, build and sell, lease options, installment contracts and other things. Also a qualified Japanese interpreter.

Yes, why?

That's a hell of a lot of developing for what seems like an inexperienced developer. Id be more inclined to have a $$ value than a specific type of development as a goal. Develop a three townhouse site, easy enough. Making it highly profitable? Much harder.

Yes i agree. The goals are far too board. Yes making the dollars are far harder.

I believe you are in Melbourne?

Iam in Sydney , do you have contacts here or friends that you know so that i can have a chat?

A lot of networking happens behind the scenes here on Somersoft.

I just started a small renovation business. At the moment, I have access to pretty much every trade on the fly, with special mention to painting and gyprocking.

Your first 3 goals are almost exactly what I've done over the past 5 years.

1. Buy, demolish and build a duplex.

2. Buy, demolish and build 5 lots townhouse.

3. Buy, demolish and build 6 lots townhouse.

Have not done your 4th goal yet, or anything else with property, but it is a possibility for the future, but I would not hold the properties in that case and it would be a develop to sell project.

This all took 5 years, good cash flow from business and at least a couple mil of cash. My previous 10 years in building, working mostly as a labourer definitely helped understand the building process and gave me the confidence I needed to proceed with these developments.
A great project manager for my townhouse developments helped me immensely and I spent very little time involved in the development process, while still maintaining complete control and dictating terms.
I managed the first duplex project myself which was a great step towards the next developments.

Your 2014 goals are great goals, but what's your timeframe?
Start small then keep compounding.
It might take you 2 years or it may take you 20 years, but you need enough real life experience in the field.
Just like the power of compounding works amazingly with money, I feel it is similar with real life experience when you do the hard yards, no body else can earn this for you but yourself.

I would start with goal 2 and play in that area, build profits and experience. Turn to goal 4 if required. I find it gets easier when repeating similar developments most of the time.

I only noticed your question now from your earlier post. Not sure if you'd call it mentoring or not but I am commencing one-on-one sessions on investing/developing very soon.

Hey Bud,

It's great to see that you have this ambition, as I am on a similar boat as you are, basically starting from point zero. It's never too late to start as discussed above, it may take you 20 years, by then you will be in a much better position to play the game

Networking is really important and this forum without a doubt, most importantly, you would need CASH, and alot of it
