Jake - do you think Clarkson is moving much? I sold my PPOR there in mid 2008 for 370K and that was in McPherson Ave (close to the shopping centre, which was no where near as big then as it is now). That was 4x2 though.
 
I walked my dogs up McPherson this morning, my new place is right by there.

From my (un-learned) observations, it's been pretty stagnant for a few years until last year. (2008-2012 ish)

2013 saw a fair bit of growth for all of 6030. We got about 10% from Feb to Dec in our new place (certified Val).

I am only guessing, but considering the prices people are prepared to pay for cottage blocks and H&L packages on 250 - 300 sqm in Catalina, Alkimos et al. there must be a bit more growth left in the existing properties on bigger blocks in the area.

For example, 233 sqm
