3x2, 4x2or 5x3 returns

Just curious, in rental market, are more rooms usually better when calculating rent returns.

Would the extra cost be worth it to build more rooms /toilet. Am just still exploring ideas but for this particular question, block is in beckemham attaching east cannington side.

Also, how about when selling, would 5x3 be way more attractive than 4x2

Generally yes the more bedrooms the more rent but it tends to stop at 4 because less of the market wants 5. A 5 bedroom may still dictate more rent but you may have fewer applicants than a 4 bedroom place.

Look to what the market is, mainly families or mainly young people. Families will want 3-4 bedrooms, young couples will want 2-3.

More than 2 bathroom is only for more fancy pants places than Beckenham or close to universities where it's likely to be shared houses.
