6 New Suburbs for Melbourne Fringe..

Any thoughts on Merrifield?

Doesn't seem much different from any other fringe development. All the planned facilities and services are heavily 'subject to' many things. Why would one not pick somewhere a similar distance out but with established facilities, eg Sunbury, if one wanted an outer suburb?

Another thing is it's at the end of a corridor of degentrifying suburbs (eg Meadow Heights, Roxburgh Park, Craigieburn). Hence it's akin to buying in Cranbourne, Pakenham or Narre Warren while Doveton is cheaper (and lower income) but long-term may suit redevelopment.

Merrifield is a fair way from the city and lacks environmental advantages nearby eg forests, well-known national parks or beaches to compensate.

Road connections seem to be OK with the Hume Fwy connecting to the Western Ring Rd. But on the other side Mickleham Rd could become another Plenty Rd. Aitken Bvd's been on the plans for years with little bits being built at a time but don't hold your breath.

Ditto for metropolitan trains. Donnybrook electrification may happen but not before Mernda, Melbourne Metro and probably Melton - ie ages away.

There are some new estates being created in Melbourne and the "media" and local government are trying to promote the land major time.

North Rockbank has been promoting that Westfield may be the new center coming in!!!

Lets see what happens - 11 years ago Caroline springs was mean to get a railstation lol still has not happen.
