$700K - Chadstone vs Clayton

OK guys, need to pick your brain on this basically boils down to two choices:

Chaddy - Bit further out from Holmesglen station 1.1km, 600m2 house, asking $700K. 3 bedder weatherboard.

Clayton: 900m to Clayton Station, BV 4 bedder, asking about $630K. 600m3

Thoughts? Want to get a nice steady stream of income...

Both of them will be negatively geared (unless you put a hefty deposit)

Look imo chaddy for CF + CG's rather than Clayton.

That's mi,take is as a grain of salt.

The major devo cnr warrigal n power is smick imo.

Sure there the pocket between warrilgal n waverly is houso as redwood pointed out,but there be a major change imo if you can buy n hold.

Sorry for the typos but imo you snooze you lose,there will be an upswing,no doubt about it.

Just look at the surrounds.

A property in chadstone is under-the-hammer (auction) yesterday (3br weatherbord house, 592m2).
Sold for $745k. :)

Was in the crowd, saw that one....max bid if I was to bid was $700K.

Even up till 5 months ago, the nearby Area was relatively affordable. A 3 bedder went for $735K abeit a larger piece of land (633m2).

I'm not sure if the want that went for $745K a couple days back was good value.
 
oakleigh south

For a PPoR - Chadstone. Approx. $1 - $1.2 mil for a ready to move in house
To Invest - Between Caulfield and Clayton along the princes hwy. Of course, there are pockets to be avoided like Oakleigh South and parts of Clayton.

Whats wrong with Oakleigh South? A fairly big suburb, with different pockets, proximity to golf courses, schools and the Oakleigh shops.
