NIGEL STAPLETON: That's the fundamental problem - restriction of supply. Even adding Commonwealth land, will help at the margin but the state governments irrespective of that could do substantially more about that, in fact resolve that without the Commonwealth doing anything.

The Commonwealth's role in this is relatively small, maybe they could be putting pressure on the State Governments to do a lot more, but is there a shortage of land out there? Well there's not, but courtesy of government policy there is significant restrictions on the actual amount of land that can be accessed.

nah, it's a demand driven problem causing a supply problem.....

- people don't want to partner up until their late 30s but people over 28 don't like sharing.

- ongoing high rate of divorces and separations.

- lack of appropriate designed and priced accommodation close to infrastructure, for empty nesters and retirees. There's a lot of single oldies having to stay put on their 600+m2 within 20km of the cbd.

- high net foreign migration.

- lower death rate.

The supply of new stock over the last 15 years, has grown faster than population growth.
