Acerage in Brisbane

It has always been my dream to buy a large block of land and sit on it for a while and go into a JV to subdivide the land and sell them.

Recently found an acerage in Brisbane and within my budget.

What do i need to find out about the land to subdivide in the future? Will the council already have details of the zoning of the land. I was not able to find the details of the land on
http://draftnewcityplanmaps.brisbane.qld.gov.au/CityPlan/

as it is a new road and the and there were no details about the property address.

Can anyone please provide some details if my thought process is correct in thinking about subdividing in the future and if i need to involve a surveyor, builder etc before thinking about buying the land.

Cost involved

Can anyone tell me what is cost per lot subdivide also road costs, underground services cost eg sewer, gas etc for QLD
