Acquisition phase - where & what?

Looking to acquire our 5th IP and I find myself reviewing the threads and approach of the other investors.

During the acquisition phase of your property investment journey, what type of properties do you purchase (yield vs CPG, new vs old, units vs house & land) AND where (regional vs capital cities)?

It's different for everyone.

I see some clients only purchase in capital cities in the search for CG. Others look at regional and/or fringe areas of cities for more CF+ properties. There's no one size fits all approach.
