Adelaide southern suburbs... Is it worth buying? Suggestion?

i agree there is still some good buys down there, this, and this look like good value, both recent auctions . I bought this one in jan..not too bad tho maybe in hindsight could have done better.

Looks like you bought well, prices here seem to have moved at least 10% unless you got an absolute steal?
 
not sure about absolute steal but fairly good value...it was on the market for 6 odd weeks, deceased estate. i think originally asking 280 odd (silly), then dropped to 240 to 260 or something...so i offered 220 and agreed to the 228.

On my street in reynella a bloke has had his house for sale for over 6 months now, he bought it in '09 for 295,000 and he rented it out the whole time. He put it on the market at $305 no love, dropped to $290 still nothing, put a new kitchen in it- nothing, now down to $280 and it's just not moving sitting there empty. Gotta feel a little sorry for him, but he did over pay to begin with.
 
Paid way too much at the peak.
We're back in the upswing now, so someone might get a decent deal there (at his expense, sadly) and do ok with it over next couple of years.

Bought in 2008 for 285k.
Rented out for $320 a week with an agent (as of 2014)
On the market now for 305k.

That is a good buy - area is good around there and you cannot buy any cheaper than that.

The Agent Max De Boo is an absolute clown, he gets all his listings from over pricing properties then sells them at a much cheaper price - in fact i don't think he has EVER sold a property at or near the original asking price.

Twice I have put offers in to him and he has virtually laughed at me saying the offers were too low. No surprise, he came back to me both times a month later to see if my offer was still valid - I no longer deal or will even go to any open of his. The guy is rude and has a long history of over pricing properties to get the listing....

That's interesting to know. I did notice he had a lot of listings, I suppose if he has a property I'm interested in I will have to play the long game and take a chance someone else won't overpay.

Adelaide RE is a very fun game.
 
What are the demographics and jobs like around Christies Beach and surrounding areas? Do people generally work in the Adelaide CBD? If so do they drive? Public transport looks to be about 1 hour 20 mins or so from what Google Maps tells me.

It's definitely lower/mid working class. Some go to the CBD i imagine. If you look at Google Maps you'll see it's not very far from Lonsdale (industrial area) and Mclaren Vale (winery area) and both areas employ quite a few people. I've noticed quite a few businesses starting up in the former.

The area also has the (2nd?) largest shopping center in Adelaide, too.

Looks like it's on a decent size block, yet no mention of land size or even land size in the features. When I search for >580sqm (which is what I do for most places I look in SA) it doesn't even come up. This could potentially be a big factor.

RP Data says the block is 717sqm, looking at the title looks about right.

Photos are dark and terrbile, doesn't highlight the kitchen enough.

No mention of potential rental income

Property shouldn't be selling for <$290k on my brief look.

Low socio economic area - lots of long time unemployed in the area. Having said that demographic appears to be changing. Christies Beach in particular has a lot of English migrants moving in - cheapest beach suburb around. I found a lot of tradies or self employed ppl live in the area. There is a lot of local employment.

Public transport is great - walking distance(at a stretch) of Noarlunga train station which takes you straight to city in under an hour - caught it last week and it took about 45mins.

Also right next to expressway.

I spent 3-4weeks there while renovating, Id happily live there.
