Alfresco's

Not sure if i have asked on these forums before sorry in advance if i have but are enclosed or semi enclosed alfrescos counted as living space when applying for a loan or are they like balcony's and not included.I have a OTP property that's under 50m2 add the Alfresco though and it's over 50m2 makes a mass difference to my lend %.Thanks..

Usually they are itemised separately but included in a total area. Same with under main roof gargages and veranda's etc.
