Thats your house? I walk my dog past there every day thinking - what a shame!

my oh my - was that storm damage that was not insured or vandalism?!

In a few years time that will be a lovely spot but in the current climate I hate to say it but its a criminal alleyway. People are constantly stealing fences down that park area and the council is doing a bad job upkeeping things.

Well I must say I am intrigued as to what I have missed on the forums in the last year or so...been busy doing non RE business ventures as I felt the water in the RE kettle begin to boil so to speak.

I myself sold our 2 bed rockingham unit for $285k at the end of 07. The same unit went back on the market 3 months ago $50k under what we sold it for!

Dear All,

1. According to the Last Sunday Newspapers, Perth's median house price has continues to fall from A$435,000 from the September 2008 down to A$412,500 for the 31sr December 2008 quarter.

2. This represent a 11.5% fall from its previous A$466,000 median house price reported for 31st December 2007.

3. Thus, comparatively speaking, an expected overall - 4% and -10% fall for the 2008 median house price for the houses in the Anchorage Estate located within the Shoalwater and Rockingham suburbs respectively, do not appear too " excessive" for these 2 suburbs, as they have fallen only to their respective comparable levels in 2006.

4 According to Landgate data, the 2006 and 2007 median house price for Shoalwater suburb has previously amounted A$460,000 and A$475,000 respectively.

5. The median house price for the Rockingham subsurb in 2006 and 2007 has previously amounted to A$367,500 and A$408,500 respectively.

A reduction of land prices from $250k to 199k seems to be completely feasable in the Perth property market. In fact I would be tempted to make an offer lower than the 199k asking price. I am interested in a block that is selling about 200k lower than it would have been on the market for 18 months ago at Jindalee. I dare say similar large discounting is taking place in Mandurah.
 
Anyone still interested in Anchorage? Heard all the lower priced properties are being soaked up by home buyers taking advantage of these grants. Prices heading back towards the $430-$440k mark with these 4x2s and actually not much on the market. How the lower end has changed.
 
Amazing what has happened in such a short space of time, spewing we had to let one go but glad we still have the other. Same thing seems to be happening in Yanchep too, lots of properties back up over the $500's now!

No we ended up finally getting a tenant in just as the bank served us with a summons but we managed to sort out the debt in the nick of time. Rent at the moment is $345.

my 32 grove street shoalwater is coming up for renting soon, I am asking $400pw for it so I'll keep you posted whether it can be achieved. It's a 4x2 built by Gemmill Homes so the stock standard home.

I noticed the listing the other day, I hope you achieve it my last increase took it up to $360pw, how much are you increasing it from? Have you heard anything from Kenneth lately?

1. My brother-in-law has recently increased the house rental for 15 FitzGibbon Road Rockingham WA 6168 from A$350 per week to A$380 per week wef 9th April 2009 while the rental for 52 Waterfront Parkway, Shoalwater, WA 6169 has remained at A$380 per week.

2. He is likely to further increase it to A$410 per week when the tenancy lease is due for renewal later this year.

Hi guys, been a while. Better start raising rents again. I'm circa $350, maybe 60 so way below the mark still. Havent been complaining with the diving rates. God bless variable rates. Any further update on sales side? Surely the FHOs will be active till Sept now. Tempting to free up some cash and stick it in shares. As Ausprop says... resi headaches!
 
Yeah been in Europe for over a month then away again last week with work. And yes they are coming along slowly but nicely. Maybe get you down there in a few months for a drink when its all complete.

Yes Sparky, it is me who works for Harcourts. I have 2 houses on Grove STreet, 1 is rented out at 370pw to wonderful tenants and one is about to become vacant and I'm asking $400 for it (up from $390pw).

Spoke with David Dennett who is a good friend of mine in real estate and he says that the market is picking up in sales but rentals are slowing as people who would normally be renting are now buying (makes sense $14K grant PLUS $2K REBA grant) so with interest rates where they are, it is almost cheaper to own than rent.

It would be interesting to see where prices are heading. With my limited investing experience (about 6 years), the rental returns were about 5% then property prices started going through the roof, similiar to where we are today. Wondering whether the storm is brewing yet?

What are your thoughts?

Thought it was you! I have a job offer for the local Dougmal/Harcourt but now that they have translated the complicated commission scheme I am shocked at how little reps end up with, I think I have been very spoiled in my current job.

Have you had valuations on either of your properties lately?
