All of my recent due dilligence is in SE QLD, however if the numbers work with a spectacular buy in Sydney I won't hesitate.

Property #3 & #4 have to be equity plays - so whilst I'm conscious about cash flow, it's not my primary focus. I'm looking at properties that will allow me to recycle my capital quickly and move on. Having a high yield is just a bonus at this stage of building the foundation portolio.

That's my focus too. Looking at house and land as my mate knows some builders that may help me with reno's
