I was personally on-hand when one of my middle aged tenants had a heart attack in Frankston. The ambulance showed up and there was definitely no police escort.

Sure there are plenty of bogans in the area. They are slowly moving out and its nowhere as bad as the naysayers make out.

The lowest end of Frankston is improving and its still incredibly cheap for developers wanting dual or triple occ sites with a rentable brick house in-situ.
 
Saw on the news frankston was among the few suburbs that ambulances would not go into without a police escort so ppl who live there and have emergencies risk their life and delays

All I will say about frankston is thank The Lord for peninsula link
So I never have to pass through there

Are councils really qualified to be making planning decisions in the best interest of towns and not their own pockets?

Property developers are the number one enemy of investors yet we can't get enough of their depreciation benefits....

Really all you can reliably invest in is established markets in capital cities or tiny towns with a mining boom that are in the middle of the dessert and hundreds of km away from the next town. Developers won't flood the market here as its too inaccessible

If you are talking about Frangers, it would be related to crystal meth factories exploding in the kitchen.

Or, it could be a fully worked Falcodore which threw a rod during a redline doughnut down Playne street at 2am on Sat night.
 
I totally agree. Midland has seen massive growth over the last few years. The area still have many problems and seems to have reached a ceiling until something changes. The new hospital, uni, etc has already been factored into current prices in my opinion.
Midland is still seen as undesirable and a cheaper area yet the prices no longer reflect this.
I purchased in Midland as soon as the MRA had been established (as per my CGA Investment Strategy purchasing criteria), with $300m govt funds set aside for it. That was in 2000.

Today my property there has more than Tripled in value along with the rental yield. IMHO the area still meets my CGA purchasing criteria with its underlying fundamentals and poised to double again in the coming decade.

To anyone with a long term Buy & Hold strategy for CG I would recommend this area.

Very low base. In real value hardly moved in many years. Low AUD. Hoardes of foreign money coming in. These money only go to two places in Australia (some would argue three), and it won't be to regional towns. Of course, Sydney is a very big area so it's not fair to compare it with towns. Penrith was listed there.
 
I also believe Sydney will be the clear winner/performer over the next couple of years.

I think as DB mentioned coming from low base, little/no growth over the last decade, also sustained period of underbuilding, it also certainly helps that there is a large number of investors flooding the market and low interests a massive leg up.

I think you still have time in the Syd market.
I am sure the BA on SS will have a better idea than me, but from what I have read its still early part of the cycle.
 
what is the logic for sydney prices to spiral upwards to such unaffordable levels? at what price x earnings ratio will we see resistance? I don't think foreign buyers would be lining up to buy dog boxes hours out of the city?
 
Where is qld?

Do any of you realy know where Qld is, and realise that Brisbane is NOT the only city where people eat, work and play?? Weather is great up here at the moment. Time for a quick break perhaps, to suss it out and get the REAL feel?

Had a RE agent from Bathurst who sold me a few acres last year call up because he had someone looking to buy a few acres. He also inquired about my mum's Bathurst IP. I'm guessing he wouldn't have called if they weren't getting some strong interest in the area and/or didn't have enough stock?
