Any problem with this easement and sewer lines?

Hi Guys

Just want your opinions on the sewer diagram and easement.

The entire block is 550m2.
Looking to buy and tear the cottage down in the future to build a new house.

Does this drainage easement and sewer line impact too much on the redevelopment and future sale?

I see no problems, easement at back where you probably can't build anyhow, sewer at the front also out of the way. Seems too perfect to me.

As for a GF or an extension, seems like plenty of room in the back yard to build.

Yea it looks pretty good to me. Actually, that Drainage Easement near the back boundary is a blessing. I'm betting the block slopes (falls) to the rear. Not having that easement would mean any new development having issues with stormwater (roof water) drainage. The easement is a golden ticket really.

The Sewer main's is at the front so this is good.

The ONLY possible issue is if a dwelling's finished floor level is below the sewer line, you might need a pump for sewer but this is rare since sewer mains' are usually quite deep- 1.5m average in Sydney.
