Anyone attending the Dymphna Boholt talk fest Feb 6 in Sydney?

Hi All

Is anybody attending the Dymphna Boholt talk fest over 6 & 7 Feb?

I will be attending part of Saturday but whole Sunday (unless I get really bored - unlikely).

Might be an idea to line up a quick informal name to a face meet up over the 2 days.

Cheers

Hi Andy

I will be there....I am presuming this is the USA property talkfest.....

Player and I will be there. :) We've already made tentative plans to meet another Somersofter for dinner Saturday night, I think. I'll check and get back to y'all...

I wonder if this the same Dymphna Boholt who was described on Today Tonight (back in 2004) as owning 'over 60 properties'. That statement (amongst others) led to the ACCC taking Channel 7 all the way to the High Court for misleading and deceptive conduct. The High Court decision was only handed down last year.

The evidence she gave in court was simply that she 'did not own over 60 properties'. I dare you to ask her how many properties she does own ;)

Michael

Thanks for the pm, I would have gone if it wasn't oversold but only for educational reasons.

I actually looked at the US market recently but decided that the risks are too high and it's not a market for me.

The yields she's talking about are great if you can find a tenant who has a good credit rating and pays the rent. In places like Chicago you can't even evict a tenant during winter time because there is a risk they'll freeze.

Also, collecting the rent is problematic if you are not there to collect it yourself and be prepared to fight for it.....

Not Detroit, Buffalo, Cleveland, etc.

Bill,

I think you'll find she doesn't really promote the cold states (any more) nor the diminishing industry cities/towns.

I could be wrong, however these days she focuses on multi door assets which are commercial in nature over there (whilst ironically still resi) where the property management is a little more controlled and with economy of scale.

I doubt anyone got rich buying one or two 25-50 K + ve CF houses in the US. It's the multi's that are appealing and hopefully what she'll talk about.

Buy once and sell (rent) doors by the month ;)

I'm sure I'll learn something with the bonus of hanging out with our cohort from SS :)

Demographia Housing Affordability Survey

Hi,
No unfortunately not going to the talkfest. Know a couple of people who are though. Given that it's likely to be about investing in the US, has anyone had a read of the Demographia International Housing Affordability Survey Report?
Look forward to hearing people's thoughts about it as considering Dallas to purchase in later this year.
Cheers,
Geoff W

Very good Sash....Yes, we shall talk at the seminar :)

Any ideas what she's be selling or how much of he weekend will be spruiking? Two days is a big time investment for me right now.
I've done more than a dozen of Dymphna's seminars over the years. She may well be selling a further home study course, or perhaps an escorted property-buying tour to the USA, but I'd be surprised if this rates more than a few mentions, perhaps at the end of each session or day for a few minutes.

But I'm confident the weekend will be far more than just a marketing exercise for further programs. I'm sure that both days will be crammed full of practical information. One of the things I really like about Dymphna is that her presentations are very information-rich, moreso than any other presenters I've heard (and I've heard most of the Aussie property educators). She spends very little time on telling you what's possible and trying to convince you that investing is a good idea, or giving her forecasts of where the market is headed; she tends instead to focus on the nuts and bolts of how you do various things, usually includes quite a few case studies with figures, and shares "lessons learned". She doesn't hold back on sharing information!

Her presentations tend to be much more about nitty gritty "how to" than conceptual/philosophical discussions.

had a listen to the mp3 handyandy linked to.

if I buy a US house with a US rental yield of 20% when the exchange rate is .50c, what's my yield?

if I buy a US house with a US rental yield of 20% when the exchange rate is $1, what's my yield?

My girlfriend has paid $25,000 this year for her personal mentoring program with Dymphia. I am a tight a...e, wont get me spending this type of money but.......
it is paying off big time, she is making some serious money and the people she is networking with is great she has people throwing money at her. It aint cut and dry you have to provide something in return and it has to stack up.

She just got back from a Syd seminar with the mentoring group and they are preaching Sydney buy 2010 - boom 2012, look at under performers south west Syd, central coast, Hunter Valley.

Just watch out for the Greek geek I am not too keen on where this group is investing in USA. But that is just my opinion, you may see it differently.

Cheers, MTR

Ozperp her whole website is about predictions and forecasts.
I predicted this, and I predicted that.

from the court transcript:

REPORTER: She [Ms Boholt ] now owns more than 60 properties all around Australia." (emphasis added)

The fact was, as affirmed in a declaration made by the primary judge, Ms Boholt did not own in excess of 60 properties at the time the representation was made.
The primary judge also made a declaration with respect to the broadcast on 30 January 2004 to the effect that the statement in the transcript:

represented that Ms Forster had made millions of dollars through investing in property whereas in fact at this time she had not made millions of dollars through investing in property.

...misleading and deceptive representation that Dymphna Boholt owned in excess of 60 properties[38].
The trial judge also found...that in the first episode the respondents made misleading and deceptive representations that she had purchased over $1 million worth of property and was a millionaire.

Yet people still pay to hear her peddle whatever fantasies she has these days...
