I think that we are all in denial about trying to find a decent deal in this market. When people are fighting over scraps like that, we have no hope.
 
Something to watch out for... I had lunch with a mate who is doing a development in the East Cannington area. DA approved - council slugged him $30k for some kind of special scheme contribution. I think it was 5% of undeveloped land value? Anyway, that's something to consider if buying in the East Cannington/Queens Park area. $30k could put a bit of a dent in projected profits.

Yup they are trying for money. One of the members sister here appealed and won.

Unfortunatly this isn't POS, its a scheme requirement, so harder to appeal.

I think he would be referring to the 'Queens Park/East Cannington Guided Development Scheme'.

I know very little about this but it looks like you would get a condition like this:

"The landowner/applicant contributing towards development infrastructure provisions pursuant to the City of Canning Guided Development Planning Scheme No.21."

Considering the scheme is a Gazetted Guided Development Scheme, I would suggest it would be difficult to appeal such a condition.

EDIT: I think I found it under C17 1(b) "If no part of the owner’s land is shown as public open space on the Scheme Map, the owner shall pay to the Council 5.0 per centum (5.0%) of the value of the land the subject of the subdivision."

So, it is POS but it is POS prescribed by a scheme? I would love to know if this has been successfully appealed. But still, I would not buy a property assuming I could get the WAPC's condition appealed. Seems risky.
