Apartment for students only ????

Hi,

I am looking into getting my second IP and saw an ad that says in its description that it's for students only.

I was wondering if anyone can advise on what I need to watch out for in places like that? Why is it for students only?

Because it is a commercial property running a student accomodaiton business.

What you need to know:
1. It is essentially the same as buying shares in the operator company. If they go bust, most likely your money will go too
2. Banks will treat it similar to commercial propoerty - so you may only be able as high as 60% loan - if at all.
