HI ALL,
I AM IN THE PROCESS OF LOOKING FOR MY FIRST I.P AROUND THE 200K MARK, I,M THINKING OF THE CAMPBELLTOWN AREA OR RURAL PROPERTY IN THE GOULBURN AREA, CAN ANYONE HELP ME IN MY DECISION OR OFFER ANY ADVISE.

For around $200.000 you should find an IP in the Cambelltown area.
I don't think rural property is a good idea for IP's, as it doesn't have a tenant paying rent and there's no tax relief, so it makes it harder to afford.
Think about units,townhouses,houses for IP's instead of vacant land.

Mark,

Read past issues of Australian Property Investment Magazine for suggestions of good areas. Best to pick a place that has a predicted population increase. Near the coast is always good.

I don't know the areas you suggested, but unless you have some reason to believe that there will be capital growth there, I would avoid them. Having said that, there can be good opportunities anywhere.
