ASAP please-Buying land this arvo

You're probably already aware of these but:

- Check any easments (spelt wrong?) on the land and how they may impact.
- Check to see if there is a deadline to build and whether you are capable of meeting it (usually 2yrs in Adelaide if there is one).

Just in case you're not sure what name to buy it in an "and or nominee" clause on the end of the name wouldn't hurt.

Agree that you should be aware of any easements that burden the property as well as the Development Control Plans for the local council area.

You should also understand if its flood / fire prone and what implications this has on development.

I take it you've also done a title search so know you're buying clean title.

Does it come with an approved DA or is it clean? What's its zoning? Whats its subdivision potential?

Can't think of anything else off the top of my head.

Check out the slope of the block CAREFULLY. Sometimes looks can be decieving and could add thousands to your bulding costs. If its a simple house block not much else.
