Got some interesting info today.
I currently own a cbd IP in a regional city that is returning 5.2%. Nothing flash.
Turns out part of the CBD redevelopment might allow my little ip to slip into the rezoned envelope changing it to commercial . Very early days but similar commercial properties on other side of town ( similar road exposure) return up around $25,000 to $30,000 pa. Compared to my $15,000 pa there is definately some good potential there. I always had in the back of my mind that this may happen but i was thinking 20 years time. This sounds good to me.
