Banquet hall/ function/ reception centre

I was wondering if anyone has one of these in their portfolio's? The ones that cater for wedding reception, but can be multi use

Where I am, Brisbane, there is a big lack of venue's that cater for 400 + people that are reasonably priced and look decent - there is the showground bowen hills and convention centre

In sydney there are some but are booked out 12 months in advance

Would it be hard to build a big hall with kitchens on commercially zoned block of land.
The ones in Sydney have 4 or 5 rooms catering for 200 - 500 people.

In India they call them wedding palaces ..see example pic lol

The ones that I have seen are most often owner-occupied eg. Daltone House Group, La Mirage, Mediterranean House, Conca D'oro etc. Why? Generally started off by chef/maitre'd or someone with a hospitality background, then expanded to second + sites.

They are capital intensive to set up ie the tenant would be after big capital incentives to set it up but would also want a long term lease (10yr +).

The market for operators is reasonably small (when you consider you require a kitchen capable of churning out 3-400 meals in the space of an hour or so, then do it again for the second/third courses.
