BCC has confirmed that the new City Plan 2014 starts 1 July.

9.5m heights

45% site cover instead of GFA for units and townhouses

300m2 low density lots within 200m of 2000m2 centre zoned land

260m2 lots in LMR

Lots in the centre zones from 3 storey 60% GFA to 5 storey, 3 podium and 45% site

Hi Darryl. Regarding our blocks, I'm wondering what the percentage of site cover is applicable under the current plan? We have had survey done now and our designer is working on a concept plan, and our advice has been to lodge a DA once the new plan is in place, so I'm hoping this is still the case.

I'm guessing there is still time if we wanted to push it through under the old plan, but I like the 9.5m height as long as we don't find the 45% cover means we have to make our (proposed) townhouses smaller as opposed to lodging now and having a larger percentage of site coverage?
