Best brisbane development suburbs

I am looking at purchasing a large block in brisbane with the intention of adding duplex to the back of block and retaining existing house. Can anyone suggest best suburbs for this sort of opportunity ie large blocks, reasonable council and moderate entry price? (400-600k range for block and older house)

I have been suggested to look at chermside region for this sort of venture. Does anyone have any knowledge of the area and the development prospects?
