best time to buy and sell

just want people's opinions ( not advice)

i when they think it is a good time to buy and sell,

I have heard the best time to buy is near christmas because people who have there house on the market want to get rid of it, or they will have it on for another mth with out any agents ( they r on holidays)

others say during easter, because of the long weekend, what do guys think

We're about to sell in sept.

December concerns me because of the election.

I wouldn't have minded selling now because there is very little on the market and lots of buyers ( sydney ).

The best month to buy or sell is August.

The other months are September, October, November, December, January,
February, March, April, May, June and July.

The best time to let a property however is probably December/January as many
people move jobs in this period. Such as teachers, defence force personnel,
other government departments, families with kids at school...

Hi,

I don't know about Dec/Jan being the best time to let?

I once had tenants move out just before Xmas and I didnt get it let till late Jan.

This could have been bad agents or due tot he fact many people are on holidays and don't want to move around.

Mine was probably a combination of both.

Tenants were great though, I popped over to say bye and they were scrubbing and cleaning everything, stoves, floors, carpets!

They were two young female Christian school teachers. All my neighbours commented how nice they were. We've heard of tenants from Hell. I think mine were the Tenants from Heaven :)

I think T Avery was saying that the best time to buy or sell is NOW (now being August) and that other good times to buy or sell are any other time of the year - ie. just do it.

Hi Tristan,

Talking to an agent friend of mine, the best time to buy is between Tuesday and Friday. Agents literally wait by the phone on Mondays taking calls from everyone who looked through the Weekend property pages.
But don't be afraid to call on Mondays, Sundays and Saturdays. They're still good days. :)

I am glad one person got it. There is no right time to buy or sell as there
are so many factors to be considered. It is a case of knowing your market
and crunching the numbers. However I would caution against buying into
overheated city markets at present. Can no-one learn the history of markets
and their cycles?

Interesting possibilities in regional centres though with better yields and
good cap growth in the right area.

August is better for the sale of property, as is June, July, September,
October, November, December, January, February, March, April and May.
