Was thinking of buying in Blackwater, seems like good positive cash flow. Any body know anything about this area and the longevity of the mines in this area??

grew up there town always goes through boom bust cycle every few years

yields are high but if the mines close up then how will you pay the high mortgage standard rent no where near as high check out emerald more then just mines to rely on maybe not as high return but a safer bet.

that said lot of mixed messages from blackwater area mines got 20yrs etc everythings falling over wouldnt buy here lots of good options in the mining areas one reason we still haven't bought even with as much as 17% returns

we know from experience that when things go pear shaped the towns turn to ghost towns.

rockhampton on the other hand buy well and go for it longterm it'll beat most mining towns hands down
