Block of 6 units for Sale in Morwell Victoria

I have a block of six units on the market in Central Morwell (Gippsland Victoria), the block consists of 5 x 2 bedders and 1 x 1 bed – all on one title. Location is very close to Morwell station and Main shopping centre around the Station. (5 minutes slow walk). For those that know Morwell, there is the “old” shopping district around the train station and then there’s the “new” shopping district 3k’s up the road known as “Midvalley”.

The shopping district around the train station is attracting new commercial developments. The new Latrobe Valley Shire offices have relocated next to Morwell Station, the new Latrobe Valley Courthouse development is currently under construction opposite the new council buildings.

The units are the classic “6 Pack” built in the 70’s with 3 units upstairs and 3 downstairs. Red Brick construction with a flat metal roof, each unit has its own car space.

Units are functional and fully tenanted at $95 for the two bedders and $85 for the one bedder. Outgoings – Council and Water Rates ~ 4.5K.

Units are very large by today’s standards and similar units in the same street have been refurbished and rent for around $120 - $130 per week.

Why are they for sale? Any body corporate? Are they leased and until when? When are you looking to settle by? and if offered cash whats the least you would accept?

Q. Why are they for sale?
A. My five year plan for family and further property developments in the Valley and Melbourne.

Q. Any body corporate?
A. No - all one title, can be strata titled if desired.

Q. Are they leased and until when?
A. Yes, they are leased, generally in the Valley, 6 month leases are popular, so in any given time one will become vacant for a week or two before it is released.

Q. When are you looking to settle by?
A. Flexible (2 weeks? Six Months? What ever – Depends on the deal).

Q. and if offered cash what’s the least you would accept?
A. Loaded Questions are answered with a loaded gun. :) All written offers with a 10% deposit cheque will be considered. Will they be accepted, depends on the offer. ;)

Hi Wombat ,

Thanks for the reply. Just to clarify in relation to offers, are you saying you will not consider any preceeding verbal offers prior to written contract formalisation :confused:
