Body corp issues

Probably a no brainer for the experts here but since I know nothing about body corp

A friend has a unit out of a block of three

Either they didn't have a body corp before or she had no idea,

Anyway, there was a request to either change or add a body corp

The one proposed by unit 1 was ridiculously expensive and reviews were horrendous

She replied back in writing that she does not agree under any circumstance,

Few months later, an invoice from this mob has come to her,

Does this mean that unit two must have agreed as well?

What's the legalities?
 
ahh thanks everyone, so it looks like a 50% majority vote,

so does that mean in a unit of 3, if the same person owns 2 of the three,

they can force unit 3 to split costs for ridiculously overpriced stuff

eg putting a gold plated drive way im sure can be legally challenged,

but what about really expensive drive ways, or over the top maintenance
 
That's not a dumb question, and yes, the strata manager must organise the building's insurance.
That's actually its main purpose.

Review the constitution of the BC - this will define what a quorum is and how many are required to attend, how many are to agree to a motion for it to be accepted (varies depending upon the type of motion), some motions require "no dissent" ie everyone to agree for it to be enforced.

You are generally referring to the appointment of a strata manager (who will arrange the insurance, pay rates, arrange maintenance and do all the admin to ensure compliance.

ahh I see, in this case,

(im hearing this second hand)

1st unit, seems to go for the most expensive of everything, since they think an invoice for $300 for one, and $60 for the identical product, the $300 one must automatically, be better, whilst the 2nd unit, just does what Unit 1 suggest because they are old
 
Sometimes it can help for the 3rd unit owner to talk informally with the other two and try and get them onside.

Also, in our unit block where we live (12units) we have an executive committee that makes small decisions - for example, we are getting windows changed and everyone had to vote and nominate an amount to spend but then the executive committee went over the quotes provided and picked which company would be used. This is easier because it's less people trying to agree.
