The vendor should have undertaken a ingoing tenancy report and that along with the lease determs dictates what is required.

However, many could not be bothered.

If you do not have this information via the due diligence undertaken prior to purchase, well you are basically stuffed as you have no proof.

May I respectively suggest that you take the time to reread the lease and Act and write all questions down and have a sit down with your legal advisor or a reptuable agent.
