Brisbane Small Lot Building Permits.

Hi,

I'm about to do some renos in my PPOR and as it turns out it's on a small lot. It's 809m2, but only has an average width of less than 15m being 10m*80m.

It turns out I may be in luck being on a small Lot as a lot of council permits are not required.

Can someone shed some light on this? Can I pretty much do any renos without permits as long as I build them to Code?

Just ring up the BCC, ask to speak to one of their town planners,i think the first 15 minutes are free,or use one of the Brisbane based people that post in this site to be 100%sure..imho..

Hi,

Almost all internal renovations will be self-assessable under the 'Small Lot Code' but as soon as you start adding floor area it may trigger an application. Your best bet is to 100% comply with the 'Residential Design - Small Lot Code' which can be viewed in its entirety on the below link. It talks about setbacks, site cover, building length...etc. As you said, so long as you can comply with that code you will not require town planning approval.

Cheers for all the input. All our renos can be classed as minor as we're just putting in an en-suite and a small covered deck. From all the documentation we I can fine, we will be within code still so it will be self assessed.

I will call the council and see if I can get a straight answer out of them before we start.
