Brissy residential development

Hi, been lurking the last few weeks as this site seems to have a great bunch of well informed people.

I’m in the very early stages of starting my first development. The site is located in Kelvin Grove, Brisbane.

I own one property and a family member owns another totalling 1800m2.

Both homes are post war and not character homes, so demolition should not be a problem after reading the Ithaca district local plan.
CP-CR - CHARACTER RESIDENTIAL AREA CR
CP-LMR - LOW-MEDIUM DENSITY RESIDENTIAL AREA LMR
Constraints CP-DCP - DEMOLITION CONTROL PRECINCT

We intend to get a DA and on sell the development to an investor.
My partner is an architect so once we talk to council hope to get some early plans going.
I would be interested to hear people’s opinion on what cost we should expect (very roughly) per unit built? And also how many units (one and two bedroom) we could expect to build on such a site.. 20??

Also how much money should we allow for DA? 50k?

A little more about the site -

20m frontage
Surrounding buildings are ground plus two storey units
Close to major artery road and public transport


Any comments would be greatly appreciated:)
