Broken hot water system?

Hello,

Just wondering if anyone knows how to check whether an electric hot water system is broken or not? We have not had hot water since 5am this morning but the water is not freezing cold, it has a touch of warmth to it. I called the emergency repair contact for our apartment and we were told to call the REA first thing in the morning. Just the thing we need a week before moving out! Any ideas?

Usually they leak if the tank is corroded. You should see a puddle of water below the tank.

If its the element that's gone, it should either work completely or not at all.

Have you tried messing around with the temperature control?

Maybe have a quick look at the power supply box and see if the power has not been reset sometimes they trip out for several reasons one is the element is kaput,but by the sounds it will be the element ,don't go inside the system and try and reset the temp control it can be very dangerous
let the Plumber fix it and play safe..imho..
 
Check the Circuit Breaker Switch at the Meter Box.

We had an ongoing saga with electric hot water at one of our properties. Sent a plumber around and he could find nothing wrong. Even had him change the element and thermostat but tenant said water was warm but not hot.
Asked tenant to go and turn off Circuit Breaker then turn it back on. He went outside and then came back to say it was on. Plumber then suggested ringing the electricity company and ask them to come out and check the J tariff at the meter box. They came out and diagnosed the problem in a minute or so.
The Circuit Breaker switch was broken. It appeared to be in the "Ön" position but in fact was Off. Bloody tenant did not turn it off then back on as asked.

Had an electrician fit a new Circuit Breaker. Problem solved.

Figured out what it was. Checked the meter box and it was showing up as off. Flicked it back on and noticed fumes coming out and water started leaking out of a small hole on the pipes. Got a bit scared due to the smell and switched it back off. Damn system couldn't wait another week for us to leave before breaking :p
