Hi Felicity et. al

I just finished reading the BRW list and I noticed the same thing - now just to find out exactly HOW they got to a minimum of $80m with a portfolio of largely property. Go, Go.

Even a paltry $1M worth of property appreciating at 7%pa will crack $80M in
66years.. even without adding to the portfolio each year..

Great Great Great Great Grandchildren is a slightly exaggerated timeframe

I am acquainted with people who have bought into Commercial Real Estate, and thats how they have made the big dollars....getting to $80M with Residential would be a challenge...especially if you were only investing alone.

With large commercial deals(more risk), if bought within a syndicate group can be very beneficial. I have not done any such deals, since I am only starting out with my investment. That is something I will surely try later down the track.(another 2-3 years time).

Has anyone here done deals like that?

Hi,

Completing a syndicated deal like the one that you mentioned is on my long-term investing horizon.

My very rough plan would be to form a syndicate of about 20 investors all chipping in $100,000 each (ie. $2m) and then go and buy a Bunnings Warehouse or small supermarket etc.

This is a long way away, but I have just purchased my first commercial property. $155,000 for something that is renting for over $400 per week.

Low outgoings because the tenant pays for most expenses with a commercial lease.

I thought this was a good deal to test drive my first entry in to the commercial market.

The numbers sound good....but...

Are the tenants signed up on a good long term lease...

Another thing to consider with commercial property is the lease is only as good as the business.

If business falls over then landlord is usually a long way down the creditors list.
