Build and pest inspection

At the end of the day, all we can comment on, is our own personal experiences. I am not aware, where an agency had an influence over a building inspectors report, based upon the level of referrals.

Yes we have met a few inspectors, whose reports really did not reflect the age of the building, or the building code at the time of construction. So yes their reports often made the situation difficult, and then the outcomes were either a reduction, or loss of a sale.

We now have the cards of a few companies/individuals whose reports we consider are "fair" reports and we suggest those when people enquire.

Additionally, we are suggesting sellers have an inspection done. Firstly, it does assist if some thing is picked up that was missed, and in most cases, buyers are comforted by receiving a copy of the report. Occasionally, they will consider it with a bit of suspicion, and arrange their own.

As Wylie said, there are quite a few buyers who have sufficient buying experience, and use their own judgement.

In terms of "comparison", I believe that occasionally an inspector will made a comment, compared with the other properties that he has recently inspected, rather than say to "sold properties" in general.
