I am in the process of subdividing my land and developing at the rear and currently have the build out to tender. I have received back 4 quotes now which all say "EXCLUDE - All services outside property boundary (e.g electrical pit, water tapping, storm water) and connection fees".
Now I do understand why these things would be excluded but as a developer how do I get on the front foot to see the costs involved? Can this be done before the development? Such as calling all the authorities and asking them? Or is it better done through an independent contractor? If it is best to call the authorities directly then in Victoria would i be correct in saying:
Storm Water - Council
Sewer/Water Tapping - City West Water
Electrical - Jemena
Gas - Envestra?
Telephone - Telstra
Secondly and I have asked this in another post but just confirming, if this is not including in the building contract then how would I pay for it? Would the lender add this or would I need to draw the equity from my home to pay for it?
