Building inspection before or after offer

Hi folks,

I'm looking at purchasing a PPOR. I'm wondering whether to pay for a building inspection before making an offer or to make an offer subject to building inspection. The way I see it:

Building Inspection Before Offer:

Pros:

* Can adjust offer price accordingly

Cons:

* May be wasted if they're not interested in the offer price
* Can take longer and vendor might sell in the meanwhile


Offer subject to building inspection:

Pros:

* Save on cost of inspection if the vendor rejects the offer
* Can get the offer in quickly and hopefully get acceptance before other buyers

Cons:

* Inspection might raise enough issues such that I find I've offered too much



Would appreciate any advice!

Do it after your offer has been accepted. If you don't like the outcome of the ispection, you can either re-negotiate, or bail out of the deal all together.
 
Offer first then building/pest inspections (unless an Auction)


Reasons:

1. why spend money on inspections when your offer may not be accepted
2. You ability to take the property of the market if your offer is accepted - subject to inspections - less chance of being gazumped
3. You can re-negotiate based on the inspection results
