Building on a LandFill ... Sydney southwest

Hello there,

The recent releases from Landcom at Sydney south west have got plenty of lots either affected by BAL ratings or are mostly or party filled.

Upon checking with Landcom and even Liverpool council they weren't able advise on the extra $$ that may incur for building a house on a land which has been either partly or mostly filled.

Has anyone build a house on a land which was filled?
Any rough estimation around the extra dollars (estimation) that one has to shell out for constructions?
Are there any other restrictions or financial implications on building on a landfill?

Ask some builders in the area. What BAL rating is it?

I know someone who recently paid 10k for a BAL rating of 19. Its not uncommon for quotes of between 10-30k. Check with some builders is what I would do.

This is a latent condition in the building contract. Until you undertake a full geotech report, boring log, soil profile & compaction testing no one knows.

Council aren't civil contractors, estimators aren't clairvoyants.
 
When looking at house prices, ask the builders what their additional charge would be for H2/P soil. Basically means highly reactive problematic soil.That is your average rating for land that has been tampered with prior to building. You can get more expensive ratings but this would be a good start.

Also show the builder the contour map as the bigger the slope the higher the slab fees too.

A few years ago I built on an ex quarry site with saline soil in western sydney. Definitely increased the site costs. Each builder prices very differently on identical soil identification quality. There could be up to a 50K difference between builders. some of the big guys won't build on anything with more than a 1m fall and stable soil quality, so if anyone asks for a quote with anything more, they will put a crazy price on it. Others may only charge an extra 10-15K on their standard price.

Did exactly that, checked with few builders who are building in the area and got told it will depend on the amount of fill being put in the land. Coz, that would translate to how deeper the builder will have to boar as they charge extra for every meter they have go deeper than what is allowed for in the contract.

Most of the builders suggested this type of info and the resulting quote would come out post a soil/site inspection and the price variance can range anywhere between 10k - 20k or more.
 
Had a chat with one of the consultants at Landcom sales office and was informed, most of the past and future land releases are filled mostly or partly. Strangely they also suggested at times a filled land is better for building purposes as compared to a normal land. Had my reservations on that comment...:confused:
