What do people think of Bunbury for investment at this point in time? Anyone have properties there?

I need to invest in a regional area rather than a capital city for my next ip as I want to get something as close to neutral as possible this time around as my salary is $60 K. I dont want ng again.

I need to do some research on which are the good neighbourhoods, the good streets, rental vacancies. I could ring and speak to some PM'S and agents and also go down there for a day trip check things out.

Maybe it would be a good idea to employee a buyers agent as I dont know much about Bunbury and I wouldn't want to stuff up and get it wrong!

What do you think about this one and the East Bunbury location?

You can purchase a report that gives you best yielding suburbs. It's not always accurate, but could be a start. I received a few for free in the past year. May have been R P Data or Real Estate Investar. May be worth looking at low price suburbs in Perth that are popular with renters. Possibly Mandurah or Gosnells. Even just choose a few suburbs, list selling price and rent in your price range. Easy peasy!
 
Bunbury is pretty ordinary, south west is not moving. There is still too much stock on the market.

I would look at other States in Australia, diversify and capture growth... OK, West Syd, you have missed the boat, so what is the next to move is it the central coast NSW?? Start researching, where you will find good yields and potential growth, what about Gosford, NSW,, cheap as chips

alex: have you thought of,
a) home and land package - these are generally cheaper than established and rent fairly well, or
b) buying interstate. Adelaide & Brisbane both have better yields than Perth.
C) Partnering with another to improve borrowing capacity

As DT said, you can find better yields within Adelaide and Bris, so I would be more inclined to go for capitals cities over regionals if you can attain the same or better yields.

Logan Central/Kingston, Elizabeth (how cliche for me to suggest it), inner suburb units in Adelaide still achieve reasonable yields. Norwoodman even has found some OK yielding properties on the Northern side of Brisbane in the sub 300k bracket (without having to be out in Petrie).

It wouldn't be neutral, I think you would find the property Cjay posted would be CF+ from day 1.

It's cheap isn't a reason to buy, is it cheap compared to others in the same block?

How many others in the block? Whats the demand for these properties like?

What do you see the growth in the area for 1bed units.

I have done no research on Perth area so can't help you there.


Personally not a big fan of units, mainly 1bedroom.
