Hi All,

Is buying a development block on a busy road a big NO NO?

I guess buying at the right price may mitigate that somewhat, but is there a significant difference is sale price vs a nice leafy quiet street?

Depends.

Pros:
- A lot of councils allow higher density on main roads so that is a plus.
- can be closer to amenities - ie shops, train station

Cons:
- traffic noise
- perception not as nice as non main road
- may require more traffic conditons on development, ie cars to leave in forward gear etc

I would say some downside in pricing for selling but you tend to pick up cheaper when buying

Valuers can be very fickle with noise and air impacts, even though potential buyers may not be

Also if you are developing commercial, or may go commercial in future, main road has better exposure.

I was wondering the same thing, when I saw this fairly large block on a busy intersection advertised back in April.
