Busy Roads?

Hi All,

Is buying a development block on a busy road a big NO NO?

I guess buying at the right price may mitigate that somewhat, but is there a significant difference is sale price vs a nice leafy quiet street?

Depends.

Pros:
- A lot of councils allow higher density on main roads so that is a plus.
- can be closer to amenities - ie shops, train station

Cons:
- traffic noise
- perception not as nice as non main road
- may require more traffic conditons on development, ie cars to leave in forward gear etc

I would say some downside in pricing for selling but you tend to pick up cheaper when buying :)

Valuers can be very fickle with noise and air impacts, even though potential buyers may not be
