Buyers Agent Recommendations for Brisbane

There are no guarantees how long it will take to find suitable property with so many clients on their books wanting exactly the same product you want.

I found myself competing with my own BA, he was buying for another one of his clients, I am always looking and just happened to source the same property, he missed out. I don't really understand how that works, you have all these people wanting the same product in a hot market, does the squeaky wheel get the most attention???

I think it's very important to point out here that certainly not all BAs (and, in the overwhelming majority of cases) take on clients with the same brief. Indeed, it's our company policy that we never take on two clients with the same brief - not only does it represent a clear conflict of interest but it's not fair to you, as the client, to have internal competition when it comes time to property selection. I know that some BAs have a "first in best dressed" policy however we are uncomfortable with this, and would rather turn clients away rather than face this scenario (which we have done many times over the years) I did pen a blog on my site about this very topic last year, as it's becoming a more common question http://housesearchaustralia.com.au/buyers-agent-really-looking-just/

I operate on a theory of abundance in the industry I work in, so if I can't help one of my potential clients I happily refer them to one of my colleagues who hopefully can. In most circumstances, we have buyers wait for us, however, and we can advise a likely engagement date that might work, depending on demand and outcomes.

By all means, I support others posters in that it helps if you can meet your BA or at least have a lengthy phone discussion (Skype is free so no excuses!) first before engaging them. It's all about trusting your advocate and being comfortable with them and the process.

I would also disagree that they aren't an asset in a hot market, such as the one being experienced in several cities of Australia right now. Again, not to overload readers with blogs, but see link to one I wrote on this subject late last year which some of you might find interesting:

Thanks for clearing this issue, I think that is excellent and BTW I have heard nothing but great things about your service.

However, unfortunately I don't believe that this would be the norm and that is from experience.

Perhaps anyone using a BA should be raising these issues, nothing more frustrating than competing internally with other clients.

Wouldn't recommend Andrew Allen at all - basically fobbed me off even though my budget was $700-800k. Must have been too busy but didn't even have the courtesy to explain that. Just said words along the lines of "I don't think we will be able to help you"

What a champ....pfffft.

Maybe he thought your brief for that budget could not be achieved or he was simply swamped with work. Better to not take on the job than fail to deliver the service don't you think?

I have heard only good things from clients who have actually engaged his service.
