Buying unit/townhouse with no strata

Hi all,

Looking at buy a property with 3 townhouses/units in W.A build in the 70's.

I've been told its a 'old' type strata and the properties don't have any exclusive land on title. There is no strata fee's. It's in W.A.

The front and back yards have fences and brick walls but according to the real estate agent because it is a type of old strata from the 70's no owner has any exclusive use of the land, so a neighbor could just walk on your land.

I was thinking if the property is that old can I get a surveyor to measure the land and try to get ownership of the land as it has been like that for over 30 years?

Also how will a bank look at value?
Will they just take the building into value?
