What are peoples thoughts on Cairns and Townsville for IP's? I know that they are likely to be better for cashflow than capital growth. Any other ideas or comments on these areas?

If it's any help I just got the Qld residential
report from Residex.

Townsville
Houses CG 7.84% 1 yr 4.57% 10 yr
rent return about 7.5%
I'd stay away from units

Cairns

Houses CG 5.47% 1 yr 5.30% 10 yr
rent return about 6.26%
I'd stay away from units.
