Calculating Make Good Costs

Hi,

The company I work for is considering vacating one of their smaller offices.

It is a 1st Floor Office in Adelaide of approximately 372sqm.

The original plan was complete open plan. We have set up a number of meeting rooms and reception.

Is there a standard cost per sqm which can be applied to determine the make good costs payable to the landlord?

I doubt it.

If the fitout is generic and still in good nick there are opportunities to negotiate with the LL, afterall, a fited out tenancy is easier to rent out. Maybe a partial defit ie keep the ceiling but the carpet is junk.

If you need to do a total stripout get it quoted by a couple of companies, and read the lease to determine what the obligation actually is.

As an aside if you ever enter into a lease know what the de-fit obligations are, even if you inherit the fitout the obligation may be yours to defit the premises. And it can be pretty expensive, especially for retail premises. I've seen shops of 250sqm cost $30k to defit.
