car garage - lease- what to ask d agent

Hi all
I am looking for a car garage workshop to leAse
For my brother and he has found a site however the agent has asked us to write a lease proposal
is this normal? Do potemtial tenants usually get asked this or does d landlord / agent lay down their basic terms?
Also. Can u pls let me know if I am missing anything besides asking about
1. Minimum term landlord is offering
2. Breakdown or budget of operating expenses
3. Increases in rent
4. Options

P.s. I note that the only thing on d listing is d rent per month plus outgoinga plus gst. The agent said after inspection to write a proposal.

Any advice would be appreciated
 
  • Put in an offer for a gross lease (below the asking + outgoings).
  • Ask for an incentive
  • Structure your lease for several options without market reviews
  • Have the incentive upfront
  • Minimise your insurance obligations
  • Give adequate time for your fitout period before your incentives kick in
  • Have a maximum cap on rent review increases/or CPI
 
the agent is just being lazy.

What's the asking price? Is it secure? what location?

Depending on demand, you should be able to do a monthly agreement with no minimum term.

Can vary from $200 per month to $700 per month if it's in the cbd. There's also a state govt car parking levy in some areas, which you will usually need to pay.
