Change in Qld rental rules

The rules are a changing in Qld.

"Under the new laws rent increases can only be imposed six-monthly, rent bidding is outlawed and the notice period to terminate a tenancy at the end of a fixed term without grounds has increased from two weeks to two months.

The rights of lessors have been enhanced with the inclusion of new grounds of entry to rental properties to check on repairs and whether significant breaches have been remedied."

Will have to wait to see what else gets included and wasn't mention in the news article.
 
True but that is only next month

"On 2 December 2008, Queensland Parliament passed the Residential Tenancies and Rooming Accommodation Act 2008. The new Act will commence 1 July 2009.

The existing Residential Tenancies Act 1994 and the Residential Services (Accommodation) Act 2002 will continue to apply until 30 June 2009. The RTA will soon begin an extensive education campaign for the sector about the new laws. "

time to lock in rental bids before next July :)
 
Avoid rental autions. Do what I do. Ask too much and prospective tenants ask for discount - or not! (often to my surprise)

It does make you wonder what a rentla auction is exactly. Can you not let for higher than advertised price. Recently offered a break lease property at $250 per week. Preferred applicant offered $270 pw. We accepted him and happily took the extra $20 per week which he offered freedly and without encouragement. Was that an auction?
 
I have had several units I have looked at over the past few weeks where there were 15 groups looking and 4-5 applicants. I would have offered to pay more rent if I could have.

We successfully offered an agent $40 more than the asking price of a house last year when my mum sold and had to vacate, there was nothing else available and there was a lot of competition.
